
Building Repair
Society should initiate building repair work process on observing any of these points.
- Grievances of leakages and structural and non structural damages brought to the office bearers by the Individual members .
- Visible cracks in RCC columns, horizontal beams and RCC slab.
- Concrete and plaster chunks falling of plaster at many places.
- Outside plaster cracks as well as falling of plaster at many places
- Leakage problems faced by the terrace Flat owners below the terrace inside their flats, especially during rains.
- Sanitary and plumbing pipes leak at joints and are damaged at many places if not recently replaced.
- Leakages from toilets and bathrooms to lower flats or outside from inside of the flats.
- Structural and non structural damages to common service areas like water tanks, staircase, passages, and parapet walls.
If the building has not been repaired for more than 10 to 15 years then it needs to be inspected by structural consultant for repairs. M.C.G.M /MBMC has introduced compulsory structural audit for all housing society buildings which are older than 15 years.
Also as per the MCGM act 1888, new sub clause 353B makes it mandatory to carry out the structural audit of the structural/building.
What to look before Appointing Structural Consultant:-
- The Consultant should be a qualified civil Engineer with a minimum of 5 Years experience in construction and repairs.
- The consultant should be a Registered Professional Structural Engineer with statutory authority (MBMC/MMC).
- The Consultant should preferably be a member of professional institutions namely:-
- Institute of Engineers (IE)
- Indian society of structural Engineers (ISSE)
- The consultant’s past performance be verified from some earlier references.
